Thank you for inviting Your Company to bid on your kitchen remodel. This proposal sets out the work by trade, the allowances for your selections, what's excluded, three options to choose from, the schedule, and how payments and changes work.

The Refresh option keeps the existing cabinet boxes and layout. The layout change option removes the wall to the dining room, with an engineered beam, and moves the sink to a new island.
Allowances are budgets for items you'll choose during the project. For the Full remodel option they are:
If a selection costs more than its allowance, we'll show you the difference in a change order before ordering, billed at cost plus 10%. If it costs less, the full difference is credited to you.

We can start within [three] weeks of permit approval. Once work begins, the Refresh option takes about three weeks, the Full remodel about six, and the layout change about eight. Cabinet and countertop lead times can move these dates, and we'll keep you updated as orders are confirmed.
We pull the building permit, schedule every inspection the work needs, and are on site for each one. The permit fee is included in your price.
Each option's price is set out in four groups, and each group is one payment for the work in it, so you pay as the work is done. For the Full remodel option:
The other options are paid the same way, by their own groups. Each payment is due within 7 days of its invoice.
Any change to the work, the price, or the schedule is made by a written change order that we both sign before the changed work begins. Allowance overages and credits are settled the same way.
We warrant our workmanship for one year from completion. If something we installed fails because of how it was installed, we'll repair it at no charge. Manufacturers' warranties on cabinets, fixtures, and materials pass through to you.
Your Company is a licensed contractor, license number [license number, for example: 1048233], and carries general liability and workers' compensation insurance. Certificates are available on request.
